GENERAL TERMS AND CONDITIONS OF STAY
By confirming the reservation, the guest fully accepts the following terms and conditions.
1. Booking and payment
The booking is considered confirmed only upon receipt of the required payment.
Unless otherwise stated, a 30% deposit of the total reservation amount is required at the time of booking.
The remaining balance, including any applicable tourist tax and security deposit, must be paid no later than 14 days before the arrival date, following the instructions provided by the host.
For reservations made within 14 days of the arrival date, full payment is required at the time of booking.
Failure to pay the deposit or the remaining balance within the specified deadlines may result in the cancellation of the reservation, subject to the applicable cancellation policy.
2. Check-in and check-out
Check-in is available from 4:00 PM, unless otherwise agreed.
Check-out must be completed by 11:00 AM on the day of departure.
Requests for early check-in or late check-out are subject to availability and cannot be guaranteed.
3. Security deposit
A security deposit may be required to cover any potential damages.
The deposit will be refunded within a few days after departure, subject to inspection of the property.
4. Tourist tax
Where applicable, the tourist tax is not included in the booking price and must be paid according to the instructions provided before or during the stay.
5. House rules
Guests are expected to respect the property, its furnishings, and shared spaces.
Parties or events are not allowed unless previously authorized.
Guests are kindly asked to respect quiet hours, especially during the evening and night.
Failure to comply with these rules may result in termination of the stay without refund.
6. Number of guests
Only the number of guests indicated in the reservation is allowed to stay in the property.
Unregistered guests are not permitted unless previously agreed.
7. Liability
The host shall not be held responsible for any theft, loss, or damage to guests’ personal belongings during their stay.
The stay at the property and the use of all areas, both indoor and outdoor, are entirely at the tenant’s and occupants’ own risk and responsibility.
The host shall not be held liable in any way for any damage to persons or property, injuries, or events of any kind that may occur during the stay, except as required by applicable law.
The tenant is also responsible for the conduct of all other occupants and agrees to use the property and its amenities with due care, in compliance with safety conditions and house rules.
8. Damages
Any damage caused to the property, furniture, or equipment will be charged to the guest.
9. Cancellations and changes
Cancellation and modification policies are those specified at the time of booking.
10. Online check-in and required documents
Before arrival, guests are required to complete the online check-in through the dedicated guest portal by:
- accepting these General Terms and Conditions of Stay;
- uploading a valid identity document of the lead guest;
- providing the details of all guests;
- signing the Short-Term Rental Agreement;
- paying the remaining balance of the reservation;
- paying the tourist tax, where applicable;
- paying the security deposit, where required.
The requested information and payments are necessary to comply with legal obligations and to ensure the proper management of the stay.
Failure to complete the online check-in and all required formalities within the communicated deadlines may result in the guest being denied access to the property.
